Applicants must be gainfully employed, verified through the company's personnel office, or have proof of income through other sources such proof being sufficient at the sole discretion of the Sunchase American. In the event a prospective resident is self-employed, documentation is required, including but limited to a verifiable tax statement from the previous year. Applicant must have a gross income equal to or greater than 3 times the monthly rental rate.
Each applicant/roommate must pay a separate application and one administrative fee per apartment home will be charged (unless more than 2 applicants are applying). Applicants must qualify under all credit, criminal criteria. Income may be combined to meet jointly the gross income criteria.
2 people per bedroom are allowed to occupy an apartment home unless they are children 3 and under are not considered an occupant..
A credit report from a Consumer Reporting Agency will be obtained on each applicant. Accounts must be verifiable and in good standing. Each applicant must also have a satisfactory rental payment history or mortgage payment history. Under conditional qualifications co-signers are permitted for unsatisfactory credit or rental history.
A thorough criminal background check is run on all applicants. Any felony or criminal act related to drugs, theft or assault of any kind will result in an automatic denial of the application. Sunchase American reserves the right to adjust, extend or alter the criminal policy as deemed necessary without notice.
**The above items are based on a pre-determined scoring module where numerous factors are considered. The decision of approval or denial of the application is issued by an outside source.
A required deposit for each apartment home will be based on credit of each applicant and must be paid within 72 business hours of the application being approved.
All residents of South Winds Apartment Community are required to have a Renters Liability Insurance Policy. A $100,000 liability policy is provided for you with your lease. We strongly urge all residents to carry a personal contents policy, with the coverage amount of your choice.
Pets are welcome-within reason and at the sole discretion of the management. No exotic or dangerous breeds allowed. Pet fees are: $250 for 1 pet and an additional $100 if you acquire a 2nd pet, (max of 2 animals). This pet fee is non-refundable. A $20 monthly pet-rent is assessed, regardless of 1 or 2 animals in the home. Animals must be leashed at all times and pet waste must be cleaned up after each use and only in designated areas. Pets must be in compliance with local ordinances or community requirements. Maximum weight limit is 90lbs.
We do business with federal, state and local fair housing laws. We do not discriminate against any person because of race, color, religion, handicap or familial status and physical and mental disabilities of our residents. They also prohibit us from considering these characteristics when determining your apartment home.
